Are your agents trained? Yes! Our agents are Full Time, trained, Real Estate agents stationed within our office and we conduct updated training programs regularly.
Are you a Realtor? Barnes & Phillips Real Estate, Inc. is a “Realtor”. This means that all of our associates are member of the local Board of Realtors, and subscribe to the strict “Code of Ethics” set up by the National Association of Realtors. All real estate firms in Florida are “Brokers” but all “Brokers” are not “Realtors”. Always look for the term “Realtor” for your real estate needs.
Maintenance Barnes & Phillips, Inc. has a full time maintenance department to ensure proper care of your home when a repair becomes necessary. Our maintenance manager personally inspects every vacated unit to ensure any damages caused from a tenant are noted immediately and any repairs will then be paid for from the tenant’s security deposit. Our maintenance manager also inspects all homes upon lease renewal. We utilize a very thorough documentation process and record pictures of the inside and outside of every house upon inspection.
Most importantly, we have eliminated the “fly by night” artists to provide you with the most reasonable & dependable contractors available.
Tenant Screening We use an independent service to screen all of our tenants. This service includes a credit report, criminal and eviction report, landlord reference verification, and employment verification among other factors. This service is of no charge to you as the tenant must pay for this service prior to acceptance.
Rental Rates We adjust rental rates as high as the market will allow, without leaving your home overpriced and difficult to rent.

Business Procedures All tenants must sign a completed rental agreement prior to occupancy, and must abide by all terms as stated therein. Also, all tenants are given a rental packet, which includes rules and regulations they must follow to comply with the surrounding neighborhood.
Broker Participation Program All other real estate firms are welcome to send prospective tenants to us. For this referral, we pay the participating firm a “referral fee” at no additional charge to you.
Bookkeeping We have a fully staffed bookkeeping department with a computerized system of record keeping.
